Determine whether your project needs planning approval (DA/Planning Permit) and/or building approval (Construction Certificate, Building Permit, BA). If your design meets prescriptive controls, consider code/fast-track routes (e.g., NSW CDC, VIC VicSmart); otherwise proceed via full planning pathways.

Confirm zoning, overlays, heritage controls, BAL (bushfire), flood/coastal hazards, easements and services. Use state/council mapping portals early to avoid rework later.

Appoint your architect/designer, structural engineer, and the certifier/building surveyor early. They guide compliance, documentation scope, inspections, and approvals strategy.

Assemble site plan, floor plans/elevations/sections, overshadowing/overlooking diagrams, a planning report/SEE, and any specialist inputs (heritage, traffic, arborist, energy/BASIX in NSW). Ensure drawings align with scheme controls/SEPPs/DCPs.

Submit via the appropriate channel: NSW Planning Portal, PlanSA in SA, or council portals in other states. Online lodgement is standard; include correct owner’s consent and fees.
